Yes, this is true, and at some point, each of us will be selling our home. Even though the timing may seem a long way off in the future, the preparation will be more manageable if significant changes are made during the years of occupying the home. My best advice is to make one large or two smaller improvements each year to keep your house in top shape.  Here are three reasons why you should keep on top of the maintenance issues:

1)    I have seen sellers who have not changed anything in their home for 20 years.  When it is time to sell, they become overwhelmed with the magnitude of what they need to do.  Think about the disruption of updating all surfaces at one time; flooring, carpet, paint, cabinets, counters, and fixtures in addition to tackling projects such as clearing out years of accumulated clothing and thoroughly cleaning everything.  It is a monumental task!

2)    Financing multiple projects all at one time can also be more of a challenge.  Spreading the costs over the years is most often easier to manage.

3)    You will be making improvements to attract the next buyer anyway, why not be able to enjoy the upgrades while you live there?
